Successful design and construction projects, both large and small, require the Client’s active participation, including time and attention to the many critical decisions required by user groups, design and construction professionals, consultants and municipal officials. Many Clients benefit from leveraging their resources with the services of a highly skilled project management firm to facility this complex process.
t : s : p project management is a project management consulting firm comprised of a group of peers who are dedicated to representing commercial tenants and owner-occupants on their facility strategic planning, site acquisition or disposition, design, procurement, construction or renovation and relocation needs. Our role is to be an expert intermediary and advisor to the Client, providing oversight, coordinating all vendors and reporting accurately to ensure that every decision is fully informed and has the Client’s best interests in mind.
After having shared the experience of managing projects from within a small firm and within a large, layered organization, we created our company in order to practice our profession by putting service and uncompromised representation of our Client’s interests above all else. As a result, t : s : p project management is, by design, a flat Principals-only organization comprised of 4 Principals; we do not have junior or intermediate level staff supplementing our services, whether visible to Clients or not, nor do we have a marketing department or business development person, preferring instead that our passion for what we do and our reputation for excellence and performance speak for us as a company and individually. t : s : p project management serves as the Client’s representative, managing and facilitating the day-to-day work of all parties. We have expertise in multifaceted projects including:

Our responsibility is to ensure that the project moves forward on schedule and within budget. In order to forestall preventable disruptions, we proactively communicate with and coordinate the project team and client to facilitate the best efforts of every participant. When complications occur during a project, we assess the information from all parties to provide the Client with all options for moving forward, together with a recommendation for a course of action.

Our primary and consistent loyalty is to our Clients. We are advocates and advisors, controlling and preserving project resources. We begin with a clear understanding of the goals and objectives of each assignment, and assist the project team to define the tangible characteristics of the Project, guiding their efforts within financial, functional and schedule constraints. We ensure that each member of the project team benefits from clear and consistent communication, thoroughly documenting each phase of project activity, and maintaining a professional and collaborative approach to elicit the ultimate effort from all project team members.
We bring to our Clients a comprehensive understanding of the varied and interconnected aspects of a project, providing leadership and structure to ensure that:

  • the premises will address the requirements of the project through lease and work letter review and input;
  • vendor fees, construction costs and all other project costs are competitive and at fair market value;
  • an accurate and complete scope of work is developed for all consultants and vendors;
  • the correct consultants and vendors are engaged at the correct time;
  • there is organization of the complex design and construction processes;
  • complex MEP, IT, AV and security systems are fully addressed and integrated;
  • the team is kept aware of constantly changing regulations;
  • there are quality control measures put in place;
  • timely decision making occurs at every stage of the project;
  • cost control and cost reduction (measures) are in place;
  • project close out is complete and timely.
